Remodel, rehab and repositioning

Commercial remodel, rehab, and repositioning in San Antonio and the Hill Country.

Capital improvements and full repositioning for owners and investment groups buying existing buildings, from a San Antonio commercial general contractor that walks the property with you before you close.

What is a commercial remodel and repositioning?

Giving an existing building a new future.

A commercial remodel updates part of an existing building, such as interiors, an entry, or finishes. A rehab brings a worn building back to good working condition. A repositioning is the bigger plan: upgrading a property so it can compete for better tenants and stronger rents. Most projects mix all three, and they all start with a building that already has a history.

Existing buildings hold surprises, so the work starts with understanding the property. Trusted manages the whole sequence for owners and investment groups: due diligence and budgeting, design coordination, permitting guidance, phased construction, and closeout. You deal directly with the people accountable for the job.

What is included

From first walk-through to certificate of occupancy.

Renovation is a chain of dependent steps in a building that already exists. We manage each link and the handoffs between them.

Weighing a purchase? Call us during due diligence. We will help you size the work before you close, so there are no surprises after.

Cost and schedule

What shapes the cost and timeline of a remodel or rehab.

Every building is different, so we do not quote a price per square foot from a web page. These are the factors that move the number most, and the ones we price first.

  1. Existing condition

The age of the building, its structure, and what is behind the walls change the scope more than most buyers expect.

  2. Building systems

Roofing, HVAC, electrical, plumbing, and fire protection each carry their own age, capacity, and lead-time questions.

  3. Code and accessibility

Triggers for accessibility, life-safety, and energy upgrades can widen the scope once permits are pulled.

  4. Occupancy and phasing

Working around tenants takes more planning, more phases, and sometimes after-hours work.

  5. Finish level and design

Lobbies, entries, amenities, and interior finishes drive cost as much as square footage does.

  6. Permitting and long-lead items

Review cycles, electrical gear, roofing, and storefront can control the start date and the finish date.

Common questions

Remodel and rehab questions, answered.

What is the difference between a remodel, a rehab, and a repositioning?

A remodel updates part of a building, such as interiors, an entry, or finishes. A rehab brings a worn or neglected building back to good working condition, often including systems, envelope, and code items. A repositioning is the broader business plan, where an owner upgrades a property so it can compete for better tenants and higher rents. Many projects combine all three.

Can you renovate a commercial building while tenants are still in it?

Yes. We phase the work, plan access, noise, deliveries, and utility shutdowns with the property manager, and keep tenants informed, so the building stays open and disruption stays low.

How much does a commercial renovation cost in San Antonio?

There is no single price per square foot. Cost depends on the age and condition of the building, how many systems are touched, code and accessibility requirements, and the finish level. We provide a preliminary budget with the assumptions spelled out, and the first conversation costs nothing.

Can you help me evaluate a building before I buy it?

Yes. Walking a property with a builder during due diligence helps you find out what it will really take to bring it up to your plan, before you close. We can give you budget ranges, flag likely problem areas, and help you compare scenarios.

What are hidden conditions, and how do you handle them?

Hidden conditions are problems behind walls, above ceilings, or below slabs that cannot be seen until work begins. We reduce the surprise by investigating early, carrying a realistic allowance, and telling you about changes before they happen, not after.

Do I need an architect for a commercial remodel?

Often, yes, especially when walls, systems, egress, or accessibility change. Trusted is a general contractor, not a design firm, so we coordinate with your architect and engineers through design assist, and can point you to the right team if you do not have one.

What kinds of upgrades do owners usually make when repositioning a property?

Common upgrades include interior renovations, new entries and exterior finishes, outdoor and amenity spaces, restrooms, lobbies, accessibility improvements, and updates to roofing and mechanical, electrical, and plumbing systems.

What does TIPS awarded contractor status mean for my project?

Trusted holds TIPS awarded contractor status through The Interlocal Purchasing System. For qualifying clients, that means we can be hired directly, without running a public hard-bid process, because we have already been publicly vetted.

Do you do commercial remodels outside San Antonio?

Yes. We are headquartered in Spring Branch in the Texas Hill Country and build for owners across Bexar County, the Hill Country, the I-35 corridor, and South Texas, with experience in DFW, Houston, and the Rio Grande Valley. See where we build.
